- Q: When can I occupy my new real estate property?
A: You cannot occupy your real estate property until your closing meeting has been conducted.
In some parts of the country this meeting is referred to as the "settlement meeting." In this document I shall
refer to this meeting as the "settlement meeting." This meeting focuses on the final aspects of your loan and the
issuance of your mortgage.
- Q: Who will conduct the settlement meeting?
A: You and your real estate broker will probably select a settlement agent to coordinate
settlement related activities; and if you desire, you may consider hiring a real estate attorney to represent your interests
in the transaction. You may want to start the process on your own by reviewing the commitment letter to make sure you
understand all the conditions of the loan offer. You will also have to address the issue of real estate insurance
and mortgage insurance.
- Q: What document(s) must I review before the settlement meeting?
A: At or before the settlement meeting, your settlement agent will ask you to review
a copy of the "Settlement Statement." This document itemizes the services provided and lists the
charges to the buyer and seller. - Q: What is my role at the settlement meeting?
A: Your primary role at the settlement meeting is to review and sign documents related to
the loan, and to pay the settlement costs. You may want to review our "Settlement Costs Worksheet," which can help
you determine the amount of money you must pay.
- Q: What documents will be given me at the conclusion of the settlement meeting?
A: When your settlement meeting ends, you will be given documentation that you should store
in a safe place. Remember to keep a copy of everything you signed at the closing meeting; as you will need to review
the papers when you file your tax returns for the year in which the settlement meeting was conducted.
